There are many benefits to working with a real estate agent, from beginning the process with education to having expert insight into the market and negotiation tactics. An agent allows you to take a step back in the process and hand off some of the less fun tasks to a professional as well as helping you make the best, most informed, decisions in such an emotional time.

What I do…

I want to get to know you. I need to understand your hopes and dreams not just for your house but for your life so we can align your real estate search to set you up for success. I want to know who you are as a person in order to understand how best to help you. There are some things in a home you might not even be considering, things like a sewer capacity charge, which is something most people do not know anything about. Or maybe you know you want a family but did not think about how many homes built before 1976 have lead-based paint, so considering newer construction might be the way to go. I am here to help you navigate all these details to ensure you are happy with your decisions.

Breaking Down the Process

Speak with a Lender

Before starting the process with an agent it is important to understand your finances. If you intend on receiving a loan, shop around with various lenders to see who will give you the best rates for your unique situation and what price range you will be able to afford. Then get preapproved for a mortgage in that price range.

Negotiation -> Mutual Acceptance

Your offer will either get accepted, rejected, or you will receive a counteroffer. Working with an agent other than writing thw strongest offer, also means you have an expert negotiator who is going to make sure you are getting the best deal possible. After negotiating you reach mutual acceptance and then begins the time for any inspections and financing.

Speak with an agent

Have an idea of what you want: price range, location, must haves, etc. Speak to different agents to find a good fit for you, someone you trust. An agent will help provide education on the entire process and help you find the right property for you. Before touring any houses it is required to have a signed buyer agency agreement with your agent.

Tour Houses

Each house is unique and you never know exactly what they offer online, so you and your agent can find interesting properties to tour. Working with an agent allows you to tour homes privately, not simply open house shopping. Take photos of your favorites and make sure to tell your agent about the things you do and don’t like about each property to help them understand your needs.

Submit an Offer

Once you find a property you love your agent will submit an offer based on your instructions and give expert guidance on the best offer for you to win the property. Agents know all of the various ins and outs of offer writing and the various aspects of the transaction to most people never even consider.

Close!

All of the hard work has been done, now you simply have to close and transfer the keys. Once the transaction is closed the agent will make sure the transfer of title is recorded. Now is time to celebrate this huge life milestone and ensure all aspects of the transaction have been taken care of so you can enjoy your new home.

Open Houses are a great opportunity to see a property in person without an agent. If you’re curious about what is on the market open houses give a great example and allow you to get a feel for what you are looking for in your dream house. Maybe you are unsure about a house from the online pictures and want to check it out before bringing it to your agent’s attention. Or, perhaps you simply love touring homes like me.   • The best advice I can give is to speak with a lender before starting your home buying process. A lender will assess your financial situation and get you pre-approved for a loan, if necessary. This will allow you to know the right range to start looking for.

  • While it is possible to take on homebuying alone, working with an agent will simplify the process and make sure you get the best deal possible for you. A professional should know all the details about the ecurrent housing market and location you are looking to move to, giving expert advice on all steps of the porcess. Real estate agents are skilled negotiators to ensure you are well represented in the transaction. Also, most sellers offer a certain amount of commission for the buyer's agent, which means you will not directly be paying them.

  • You as the buyer have the best idea of what you are looking for. An agent will help guide your search and have access to more properties than you might be able to find on your own. However, agents are not mind readers, we will be able to help send you properties but in the end you are the decider on weather or not you like something. Often, the agent facilitates making sure clients have access to as many homes as possible in their search and then clients pick which homes they like as well as any homes they have found on their own. So then the agent can take them on tours and talk them through more of the details of the process.

  • As a real estate professional, I can work with you on both sides of the transaction. There are various strategies like contracts that include the sale of your current home, or negotiating closing dates to make sure you have a smooth transition.
