As a seller, you have the potential to receive low-ball offers, multiple offers from various potential buyers, or hopefully offers over asking, all of which require skillful negotiation. Your agent will advise you when viewing offers on what decisions they believe will be in you rbest interest, but you may pick or advise on any potential counter offers you desire. Once you have picked an offer you reach mutual acceptance.

Once your property is in prime condition and you are ready to hit the market your agent will list and market it out for the public to see. This is an extremely important stage to make sure your property gets the attention it deserves. Close!
Before closing escrow will order all of the required documentation to verify ownership and title status of you property, speak with lenders about liens if applicable, and manage the funds and documents related to the transaction. Your real estate agent is the catalyst to keeping all this in order and will provide you with the necessary information to navigate through this process. Once the transaction is closed and recorded you transfer the keys and it’s time to celebrate your sale!
Property Renovations
My team partners with a contracting company that will complete the desired renovations on your home at no cost to you! They only get paid when your house sells. Based on the market with buyers looking for mostly turn-key homes, renovation adds value and increases the likelihood for your home to sell quickly. Also, the sales price difference should be greater than the costs of the repairs, meaning you still make more money by choosing to go the renovation route and your home will be much more attractive to prospective buyers. We also have a list of great contractors to contact if you would rather do individual jobs and pay for them ahead of time and take home all the profit when your home sells. The only limiting factor is time, unless you are looking to sell quickly, renovation is a great option to consider to maximize profit. Legally you are not required to offer any compensation for the buyer's agent. However, choosing to not offer anything might reduce the amount of interest in your property or hurt your negotiations as certain buyers do not want to cover that cost themselves. In the end, you decide if you want to offer anything and how much you are willing to pay, but this is something your agent can provide advice on to find the best option for you.

Escrow is the use of a neutral third party that keeps track of, and holds onto the funds or documents until both parties of the transaction have met all conditions of the contract. Escrow is in contact with the lender as well so if you are taking out a mortgage then they will coordinate with the lender to ensure funds are received appropriately. Once all conditions are met escrow will release funds to the seller and the title is sent to the buyer (or lender if you are taking out a loan because WA is a title-theory state meaning that the lender holds onto the title until the mortgage is paid off and then will issue a deed of reconveyance to prove you have paid off the property in full).

Every sale is going to vary based on the clients needs as well as the potential buyers. If you need to sell very fast, we can talk about express offers and getting cash deals off market.
